Property Management

Your Property Is an Investment. Let Us Help You Manage It.

Owning rental property can be a great investment — but managing it requires time, organization, communication, and attention to detail. Finding tenants is only the beginning. Our services help owners manage those responsibilities while protecting their investment.

Good property management is about more than receiving a rent payment every month. It requires consistent communication, documentation, follow-up, and a clear understanding of the responsibilities of both the property owner and tenant.

Our Property Management Services

More than collecting rent

Depending on your property and management agreement, services may include:

Property Marketing

When your property becomes available, we help prepare and market the rental — photos, advertising, showing coordination, and competitive positioning.

Tenant Screening

Finding a tenant isn't the goal — finding a qualified tenant is. Prospective tenants complete the application and screening process according to established rental criteria before approval.

Lease Preparation & Move-In

Once an applicant is approved, we coordinate the lease process and prepare for move-in, making sure expectations and responsibilities are established from the beginning.

Rent Collection

We manage monthly rent collection and maintain records of payments received. When rent isn't received according to the lease terms, appropriate communication and notices are handled as required.

Maintenance Coordination

When a tenant reports an issue, we help communicate the concern, coordinate with the appropriate service provider, and keep you informed — so you don't have to personally handle every maintenance call.

Property Communication

Your property may be managed by us, but it still belongs to you. We communicate regarding important property matters, tenant concerns, maintenance, and lease matters requiring your involvement.

Lease Renewals & Transitions

As the end of a lease approaches, we'll communicate regarding next steps. When a tenant moves out, we coordinate the transition, evaluate condition, address turnover, and prepare for the next tenant.

Protecting Your Investment

Clear expectations before problems occur

We believe in clear lease terms, documented communication, consistent procedures, and helping tenants understand their responsibilities — surrounding rent, property care, maintenance reporting, and move-in and move-out procedures.

Already Have a Tenant?

You don't necessarily need a vacant property to begin a conversation about professional management. If you're currently managing a tenant yourself and are ready to turn over the day-to-day responsibilities, let's discuss your existing lease, tenancy, and property to determine what the transition may involve.

Need a Tenant But Not Full Management?

Some owners are comfortable managing their own property but need assistance getting a qualified tenant in place. Ask us about available leasing and tenant-placement services for owners who don't require ongoing property management.
